Belcourt’s dues deserve a second reading. The important question is not simply how much an association charges. It is which association applies to the property, what the assessment funds and what remains your responsibility.
The City of Newport Beach’s association map distinguishes Belcourt Master, Belcourt Terrace, Belcourt Park and Belcourt Hill. Treating every Belcourt address as one identical package would erase meaningful ownership differences. Belcourt Terrace’s official site provides a direct starting point for its management contact.
Attached and detached homes require different comparisons. Review the recorded documents and current assessment statement for the exact property, including any master and sub-association charges. Confirm maintenance obligations before deciding whether a higher fee buys useful services or simply adds cost.
Insurance needs particular care. An association policy does not automatically replace the owner’s own coverage, and earthquake coverage should never be assumed. Review policy limits, deductibles, exclusions and the boundary between association and owner responsibilities. The California Department of Insurance explains that standard homeowners insurance generally does not cover earthquake damage.
A neighborhood median also needs context. In a small market with different property types, the mix of homes sold can move the median. That does not prove that every property lost or gained the same percentage. Compare recent closed sales with similar homes and account for condition, location and ownership costs.
The useful conclusion is practical: buy the home and the full set of obligations that comes with it. I help buyers put those figures beside the alternatives before a headline price becomes the deciding factor.
