The Only Address in 92660 Where You Aren't Buying a Project

Most of this ZIP code was built in the 1960s. Eastbluff's median year built is 1965. Mariners is 1960. Which means that for most buyers here, the purchase price is the first of two checks.
One Ford Road is the exception. Built 1998 to 2000 by Pacific Bay Homes — 363 to 371 houses plus eight custom homesites, across five plans named Balboa, Carmel, Stonybrook, Summer House and Providence. It is effectively the only large tract of late-1990s construction inside 92660, and buyers pay accordingly: about $5.5 million at roughly $1,400 a square foot as of February 2026.
They also pay about $835 a month in dues, the highest in the ZIP. Put that next to the Port Streets' $252 a year and the contrast is almost comic — roughly forty times the bill, monthly against annual.
What it funds is real: a manned guard gate and a full amenity package documented on the community's own pages.
And no Mello-Roos, which is confirmed here and confirmed nowhere else in 92660.

One honest comparison before you write: Bonita Canyon is the same late-1990s gated concept with larger Wyndover and Lucera plans and a 20-day market time, at roughly $1.3 million less.
If turnkey is the brief rather than this specific gate, you owe yourself the afternoon.
