Three private beaches. One important boundary.

Newport Beach has no shortage of expensive amenities. Dover Shores offers something harder to reproduce: neighborhood access to the Back Bay.

The important distinction is the association boundary. The Dover Shores Community Association describes 310 homes along the western edge of Upper Newport Bay. Its June 2026 rules identify three association beaches: Larry’s Beach, North Star Beach and Fisherman’s Beach. Each beach serves a different purpose. Larry’s and North Star provide gathering and recreation areas. Fisherman’s is intended for registered small-watercraft storage. These are distinct ownership benefits, so a buyer should establish which rights come with the specific property before attaching a premium to them.

The same discipline applies to cost. Current assessments, reserve funding, special assessments and any separate storage fees belong in the purchase analysis. I would obtain the property’s current HOA statement and resale disclosures rather than turn an older monthly estimate into a promise about today’s expenses.

Pricing also requires a narrower lens than a neighborhood median. Waterfront frontage, dock configuration, outlook, lot characteristics, construction quality and renovation scope can separate two nearby homes by millions. A small number of unusual transactions can move the median sharply without changing the value of the house you are considering.

For a renovation or waterfront purchase, investigate the property’s permits, coastal requirements, flood information and insurance before finalizing the budget. Those questions can change both the economics and the timeline. Newport Beach coastal guidance.
