Most neighborhood marketing tries to be for everyone.

One of Big Canyon's own community pages suggests families with young children go look at Eastbluff or Dover Shores instead.

I find that clarifying, and it happens to be backed by the cleanest demographic profile in the ZIP: population 1,075, median age 70, average household size 2.0, 592 households, average individual income $144,921. Against a $5,550,000 single-family median. Read those two facts together and you learn something useful — the wealth here is in assets, not paychecks. Expect cash to be in the room.

Physically it is 650 homes wrapped around the Big Canyon Country Club, median year built 1973, basically across the street from Fashion Island. Average detached house 3,787 square feet on lots from 9,000 to 27,000. The Walk Score is 7. That is not a typo, and it cuts both ways: nothing to walk to (unless you leave the gates and cross San Joaquin Hills Road, in which case you have Whole Foods and Neiman Marcus and the rest of Fashion Island), and nothing driving past your window.

The product ladder is the widest in 92660 — entry condos in the high $600,000s, a 2,500-square-foot "normal house" at $1.5 to $2.5 million, estates at $4 to $6 million, and current listings out to $17.5 million.

Two things to check before you fall in love. Eleven sub-associations govern this place, so you cannot quote a dues figure until you know which one holds your parcel. And the community's own page notes it sits in the flight path out of John Wayne.

Best for: empty-nesters and golf-first buyers who want a large single-story on a quarter acre behind a guard.
