Prices Are Holding. Patience Isn't.

Here is the most useful thing I can tell you about the Port Streets right now, and it has nothing to do with price.
The median barely moved: $5.2 million in April 2025, $5,325,000 in March 2026. Flat. But days on market went from 57 to 99, and sale-to-list slipped from 99.1% to 97.6%. Translation: sellers are still getting their number, but they are no longer getting it in three weeks, and the last two and a half points are back on the table. Eighteen months ago they weren't.
That matters here more than almost anywhere, because the Port Streets is the tract buyers name without prompting. Roughly 1,045 homes opened in 1968 by The Irvine Company with the Donald L. Bren Co. Streets named for ports. Kids walking to Andersen Elementary — 80.23% ELA and 79.65% math met-or-exceeded, U.S. News top 1% in California in both 2023 and 2025. Organized swim teams. It is the closest thing Newport Beach has to a self-contained village.
And the dues are $252. Per year. Not per month. It is the lowest organized-association bill in the ZIP by an order of magnitude, and it comes up in every listing presentation I give.
The catch is the same one it has always been: 1968 stock. You are buying either someone else's finished remodel at a premium, or a project. Comp by floor plan and remodel vintage, never by street.
Best for: move-up families with elementary-age kids. This is where Eastbluff and Mariners owners go next.
